What Is a Same-Day Mold Inspection?

A same-day mold inspection is a professional property evaluation scheduled on the same day you contact us, when inspector availability permits.

The inspection may include a visual assessment of accessible areas, moisture and humidity evaluation, identification of visible mold-like growth or water damage, and mold sampling when appropriate.

When samples are collected, they are submitted to a professional laboratory for analysis. Same-day inspection refers to the inspection appointment and does not necessarily mean laboratory results will be available the same day.

When Should I Perform a Same Day Mold Test?

Performing mold tests is a precautionary action done before you start a construction project or renovation. It’s also to safeguard your property and health in case you are sure that there's already an existing mold problem in the area.

A mold inspection is best done when the surfaces have been dry for at least two days after it has been tested. The most common reasons to perform a mold inspection is when you are:

Buying a new home. There’s no way to say exactly what type of water damage could have happened in the house you plan to buy. A mold inspection is the only way to find out if mold is present.

Returning to an unoccupied building. Humidity may have accumulated inside a house when it was locked and left unoccupied for months to years. In warmer areas with high humidity, in particular, this is a problem.

Experiencing health symptoms. If you have an allergy-like runny nose, sneezing, or eye irritation in a certain space or house, there may be mold in that area.

Recovering from water damage. You need to inspect for mold if your basement flooded, the roof leaked, or water dripped in any part of the house through a broken pipe. Any spot that was wet and not dried (within 24 to 48 hours) may become contaminated by mold.

Following a mold removal/remediation. If you’ve taken the sometimes costly and difficult steps to deal with a mold problem, post-remediation inspections are a good idea to make sure all of the mold was removed.

When Should You Request a Same-Day Mold Inspection?

Water Damage or Leaks

Recent plumbing leaks, roof leaks, flooding, appliance leaks, or other water intrusion may warrant a prompt inspection for moisture and possible mold growth.

Visible Mold or Musty Odors

Visible mold-like growth, unexplained staining, discoloration, or persistent musty odors may indicate a condition that should be professionally evaluated.

Real Estate & Property Concerns

Buyers, sellers, landlords, property managers, and real estate professionals may need a prompt inspection when mold or water damage is discovered during a transaction or property evaluation.

Post-Remediation Concerns

After mold remediation, independent post-remediation testing can help evaluate conditions before the area is returned to normal use.
